To help everything run smoothly for both you and us, we’ve outlined a few simple stay guidelines below.
Booking & Rental Term
By confirming your booking, you agree to these terms and to treat the property respectfully during your stay.
Payment & Deposit
A deposit equal to one night’s stay is required to secure your booking
The deposit is fully refundable if cancelled at least 30 days before check-in
Within 30 days of arrival, the deposit becomes non-refundable
Full payment for your stay should be made upon checking out. We accept cash, check and Venmo. Please let us know how you wish to pay and settle the bill before leaving.

Stay Guidelines
We want you to feel at home and therefore don't want to bombard you with endless rules. We simply ask that you treat the space thoughtfully.
No smoking inside the house or on the covered terrace
No pets
Please respect our neighbors
Quiet hours are from 10pm–7am
If hosting a small gathering, please keep things low-key and respectful
Maximum occupancy: 9 guests
Key Information
The lock box key is for the terrace door
There are no keys for the downstairs doors; they lock from inside
Please lock the house whenever you leave
Please return the key to the lock box at check-out
Lost key fee: $250
House Supplies
Our kitchen is more well-stocked than most, and you’re very welcome to help yourself to available food, drinks, and household supplies during your stay.
We simply ask that if you finish something, you replace it with a similar item.
Cleaning Fee
A cleaning fee applies for each stay.
Please leave this fee in cash in an envelope on the table on the day of check-out.
Care of the Property
Please leave the home in a reasonable condition and follow the Checkout List below.
If anything is accidentally damaged during your stay, just let us know. We understand accidents happen and always appreciate honesty and communication.
Liability
Guests are responsible for their own belongings and safety during their stay. Please keep careful watch small of childen on the covered terrace in particular. The Host is not responsible for loss, damage, or injury except where required by law.
Check-in & Check-out
Check-in time: Arranged individually
Check-out time: 11:00am unless otherwise agreed
If you need flexibility, feel free to ask and we’ll do our best to accommodate.
Check Out List
Before you leave, we kindly ask that you:
Place the cleaning fee in cash in an envelope on the table
Strip the beds of sheets (please leave mattress covers in place)
Leave used towels in one place (bathroom floor or laundry area is perfect)
Take out trash and place it in the designated bins
Load and start the dishwasher if used
Lock all doors and turn off lights
Turn off baseboard heat and appliances
Return the key to the lockbox
Let us know if anything was broken or needs attention
Governing Law
This Agreement is governed by the laws of the State of Kansas.
